With the regional towns in the United Kingdom developing rapidly, there is a massive demand for affordable residential accommodation in these areas. Historically, such cities have vast swathes of precious real estate without proper utility. Acquiring such assets for development and repositioning can solve the significant problem of providing quality residential accommodation. Foster Marlon focuses on refurbishing such properties through its various landmark programs.
As part of the UK Private Residential Program, Foster Marlon acquired three large single-family dwellings around Liverpool and converted them in 25 apartments. We added value in the form of investing capital and repositioning the asset by converting it from residential family dwellings to individual apartments. The capital investment was aimed at developing the property and its surrounding areas to provide a high standard of living.
On restructuring the asset entirely, we proceeded to reposition it and lease it to individual tenants. Our tenant profile included students, working professionals, teachers, doctors, and even nuclear families in need of affordable accommodation. Consequently, an asset that was not generating any income started becoming a profitable venture, thereby providing adequate returns on investment.
The project lasted for about a year and a half by which its realisable value increased significantly. We then exited the project by transferring it to a retail investor.
We plan to carry out similar projects all around the UK to provide a high quality of living while ensuring to generate above-average returns on our investment.
